Real Geeks SEO Success Story — Enjoy Bend Life

Meet Reed Melton

Reed Melton has been serving Bend Oregon as a real estate agent for years. A couple years ago, he approached us wanting to completely transform his website, and position it to become a local authority for years to come. We are excited to share his results in this post today, and what the hard, consistent work has produced for him as far as traffic and business.

Focusing on the Real Geeks website design first

The content and SEO strategy is what brings in the traffic — but the user experience of the website is a huge deciding factor in if that traffic becomes actual leads. Establishing Reed as the authority was going to require strategy, branding, and rethinking what it means to be perceived as the top Bend, Oregon real estate agent. This is one of our older designs, but it just shows that a simple easy to use site is massively effective.

  • Branding
Reed’s branding is focused on the lush, beautiful landscape of Central Oregon. His logo contains the serene mountains of the Sisters, and his website contains a plethora of unique photography of all of the surrounding areas. Prospects will appreciate the local feel of the website, and are more likely to remember his brand.

  • Site Layout
The website is structured to bring traffic through a seamless user journey. The homepage contains all the important stuff in strategic order: listings first, a neighborhood directory, market stats, and an agent call to action. This structuring is consistently displayed throughout the site to ensure there are plenty of opportunities for “hand raises” to capture traffic. The neighborhood sitemap page is also designed to ensure every area and subdivision is accounted for.

Real Geeks SEO strategy

SEO takes a while to really click, but it works if done right. Reed wanted users to be able to find all the different neighborhoods throughout Central Oregon with ease, and become totally visible in the most popular searches for his area. This is not usually a easy task — most real estate markets are competitive and most agents will find that the competition already has a foothold when they start on their SEO journey. With a longterm, consistent strategy, we have been able to keep his lead flow consistent.

  • All neighborhood page and search possibilities
By creating pages for all cities and neighborhoods, and within those pages creating all possible searches as pages themselves, Reed has positioned himself for all kinds of “long tail searches” from search engines. For instance, if someone searches “prineville oregon ochoco livestock homes for sale” on Google (try for yourself!), he is #1. Think that’s a pointless search? It’s produced 584 clicks in the last 6 months alone.

  • A neighborhood directory that ranks extremely well
Creating a “super” neighborhood directory with tons of internal links can bode well for search traffic. If you type in “bend oregon neighborhoods”, his page is consistently in the top 5 searches. In fact, Reed ranks consistently in the top 20 on all search possibilities on average.

  • Local blog content that people actually want to read
Due to Google’s new helpful content algorithm in 2024, content that is truly helpful and unique have an even higher possibility of ranking on the SERPs (Search Engine Results Pages). Reed’s blogs are some of the highest performing pages on his website, with an average of 200 clicks per blog within the last 6 months. This blog has garnered 269 clicks in the last 6 months alone.

  • Strategic Call-to-Action placements
Every single area page has the opportunity for leads to read on an area, see the freshest listings, current market stats, and an entire agent section where traffic can contact Reed and get to know about him. We always assume that whatever page someone lands on is their last, so we executed these pages to ensure we make the best first impression to increase the chances of conversions.

Real Geeks SEO Results

Let’s dive in to the statistics. Even with market volatility, Reed’s site is consistently producing traffic because his SEO work is consistent. Yes, older pages will continue to produce traffic over time, but the adding of new content on a consistent basis is what is keeping him on top.

40+ organic leads per month in a small market

You read that right — almost 10,000 clicks and 660,000 impressions. He is averaging around 40-50 organic leads per month — leads that visit his site without the need of paid advertising. He could stop paying entirely to have SEO work done and he will continue to produce more leads for years to come. But why stop investing if this works? Eventually, your competition will outdo your efforts with time, so just keep doing SEO and stay relevant 🤝

The highest Central Oregon sale from an organic lead

Here is the best part — Reed procured a $7,000,000 sale from a lead that came to his website a year ago. It’s the highest sale in Central Oregon so far in 2024. Does this happen everyday? Well of course not. This is an outlier. But it just shows the power of staying consistent and following up. You may be wondering what his other strategies are to convert leads like this? It’s simple:

  • Reed sends a weekly market report
Every week to stay on top of mind, Reed sends a Constant Contact market report email. It’s actually quite in depth, and fully written by himself. He has a consistent template he uses with helpful property search links that link back to his website. You can see an example of his email here.

  • He consistently follows up
Stating the obvious here. But he ensures that in the longterm other than the weekly email, he regularly checks in. His Real Geeks website does the job of sending listing alerts which is good, but the extra, “human” touch of a now-and-then email or call ensures that his prospects remember who he is. No pressure, just simple checking in with value.
